Accelerating High-Rise Construction: Prefabricated Soil and Waste System Reduces Installation Time by 80%

27. November 2024 | 5 min read

Efficient material management on construction sites reduces installation time and costs while minimizing waste — key objectives for the upscale Tangen Torv residential development in Kristiansand, Norway. To ensure a swift and environmentally responsible building process, the project’s subcontractor, Aamodt VVS, relied on Pipelife Norway’s design expertise and premium prefabricated soil and waste systems, realizing impressive 80%-time savings over conventional plumbing methods.

Transforming Kristiansand’s Skyline

The high-end apartment complex Tangen Torv is hailed as the most desirable residential area in Kristiansand, a community of 116,000 in Southern Norway. Developed by the experienced real-estate investor Mur I Sør, the project is a testament to modern urban living and offers more than 200 premium apartments across three buildings situated next to the city beach, restaurants and retail areas.

The first phase of the Tangen Torv project began in 2022, with new residents set to move into two apartment blocks already next year. Stage 2 was launched in early 2024, adding to the complex a 10-story residential tower that will feature exclusive amenities, such as a rooftop terrace with recreation facilities.

Expertise in Prefabricated Soil and Waste Systems

Pipelife Norway supplied prefabricated soil and waste solutions to Tangen Torv throughout both project stages. For the Stage 1 buildings, Pipelife’s Smartline system was implemented, whereas the tower will rely on Pipelife’s top-tier acoustic soil and waste system Master3Plus for superior soundproofing.

The contractor Aamodt VVS, one of the largest plumbing firms in Norway, chose Pipelife’s solutions for the local team’s in-depth technical knowledge and expertise. It was clear that the prefabricated approach proposed by Pipelife would save on installation time and costs while minimizing the risk of on-site errors.

Pipelife Norway’s team — Marton Holen, Kjetil Løften and Erik Sneltvedt — designed a customized plumbing setup for each apartment using 3D modeling, considering project-specific details like ceiling height variations. The approach helped identify and address potential issues in advance, preventing costly clashes that would likely be discovered only on-site.

Ensuring Streamlined Installation and Delivery

Due to limited on-site storage space, each module of the system was shipped just one day before installation directly to the floor where it would be installed. Parts for each apartment were clearly labeled and packed in separate boxes to ensure fast, error-free installation. The just-in-time delivery was managed by the wholesaler Brødrene Dahl.

“Each component is labeled with exact dimensions and a module number, so installers simply put it all together — there is no cutting and no guesswork,” explains Marton Holen, BIM Technician and Sales Representative at Pipelife Norway. “Furthermore, shipping each system to the designated floor meant installers didn’t have to go up and down carrying parts, which saved a lot of time.”

In total, Pipelife supplied nearly 2,400 meters of prefabricated soil and waste pipes for all three Tangen Torv buildings, with 459 meters being the acoustic Master3Plus system designated for the tower.

The contractor estimates that using Pipelife’s prefabricated solution reduced installation time by 80% compared to conventional soil and waste systems. Furthermore, the installation was carried out with almost zero waste, as pipes and complementary accessories were delivered pre-cut and ready for assembly.

“We chose Pipelife for their comprehensive prefabricated solution,” says Steffen Aamodt, Project Manager at Aamodt VVS. “Our experience with Pipelife’s team has been outstanding, particularly their ability to stay flexible and engaged throughout a challenging project with numerous changes. One aspect that truly stands out is Pipelife’s commitment to being actively involved, providing not only top-quality products but also valuable guidance — going beyond a standard product delivery to offer a fully integrated solution.”

A Milestone for Modern Living

Currently in its final construction stages, the Tangen Torv tower is set for occupancy in 2026. The success of the project is evident, with 45 of 68 newly available apartments sold in the first week of listing.

The project underscores the advantages of prefabricated plumbing solutions for large-scale developments, paving the way for more sustainable and efficient building practices in residential construction.
